Owner association General Assembly Board of Director members

  • It is a volunteer committee elected under a supervision of the registration department of Sharjah, 5 members are supervising all the tower common areas to assure the quality of the maintenance and t support the tower with better services and control it ( clause 3/ primary law/registration department)
  • The members meet a monthly basis to review all the monthly reports and sign the cheques presented by the tower manager for the monthly payments.
  • The members manage the tower bank account.

Administrative Supervision Company ( Al Mudeer company):

  • Al Mudeer company responsible for all the tower (admin and finance) issues, apply all the association recommendation and prepare all the reports related to the tower.
  • Al Mudeer provide the association with all the quotations, contracts and feasibility study to be discussed and take the final decision.
  • AL Mudeer company provide all the legal services to the association as per their recommendation against abstainers.

Calculation and collection for the common areas service charges.

  • It’s the yearly charges calculated based on the feasibility study approved by the association members and the registration department. Each owner will pay his share as per the area he/she own whether its flat, parking shop or others.
  • The charges are calculated based on the total area owned and registered in the name of the same owner.
  • Al Mudeer prepares a yearly feasibility study considering all the maintenance contracts for the common areas like elevators, firefighting system, A/C, insurance, SEWA and other. A compulsory reserve is a must. The feasibility study will be reviewed and approved by the association members and the registration department in order to get the collection declaration.

Collection of the service charges and Methods of payment

  • Al Mudeer Company inform the owners through SMS, letters, common areas announcement and direct calls.
  • Late payment fees charges (10% as per the law) will be applicable after one month from the day of the announcement.
  • Legal actions will take place by 01st Mar 2018, yearly.

How to pay the service charges:

  • Cash or cheque to the assigned staff in tower management office or Al Mudeer office.
  • Bank deposit or account transfer to the tower bank account is acceptable.
  • You have to get a received vouched form the company by using any method of payment.

 


what happens if service not paid

  • In case owners failed to pay service charges, there will be insufficient funds to pay SEWA bills
  • In case owners failed to pay service charges, there will be insufficient funds to pay the elevator firefighting and other maintenance contracts fees.
  • In case owners failed to pay service charges, there will be insufficient funds to pay the Security and Cleaning services.

It will cause disconnecting of the SEWA and cleaning security services in the tower.


Message for the tenants:

Since you are occupying the units and you are benefited from the owner’s association services, please note that you have to communicate with the owner of the unit and convey all our messages to him.
